If you rent your home — in the Netherlands, structural repairs including the roof are legally the landlord's (verhuurder) responsibility. If your landlord is unresponsive, you have rights under Dutch rental law and can escalate to the Huurcommissie (Rent Tribunal). Do I need a permit to repair my roof in The Hague? Most repairs and like-for-like replacements do not require a permit. Larger changes — adding a dormer, changing materials on a protected street view — may need approval from the gemeente. We advise you upfront.
Will my Dutch home insurance cover a roof repair? Dutch building insurance (opstalverzekering) typically covers sudden damage from storms, hail or falling trees. Gradual wear and tear is generally excluded. We document damage professionally to give your insurance claim the best chance of success.
